For real estate agents

Engineer deals
nobody else
can imagine.

tic.exchange gives thinking agents a powerful new tool β€” the ability to structure deals that have never been possible before. Retirement unlocks. Affordable entry points. A resale pipeline that generates commissions long after the original sale.

🏑
Unlock equity without selling the home
Help clients sell a TIC share in their family home β€” receiving a lump sum while continuing to live there alongside a new co-owner.
πŸ”‘
Open the door to more buyers
TIC makes ownership accessible to buyers priced out of sole ownership β€” giving every listing a larger, motivated pool of purchasers.
∞
A resale pipeline that never ends
Every TIC property stays listed on tic.exchange permanently. Each time a co-owner sells their share, that is a new listing and a new commission opportunity.

Deals only a TIC agent can structure

TIC opens up a category of transaction that simply did not exist before. These are the kinds of deals a thinking agent can now bring to clients β€” conversations that no other platform makes possible.

Retirement unlock
πŸ‘΄πŸ‘΅
The family home that pays for retirement
An elderly couple owns their home outright but is asset-rich and cash-poor. Rather than sell and move, their agent structures the sale of a TIC share β€” perhaps 30 to 40 percent β€” to a new co-owner who converts part of the home into a self-contained living area. The couple receives a significant lump sum, retains the majority of their home, and funds their retirement lifestyle without uprooting their lives.
Agent earns a selling commission on the TIC share sale β€” and is naturally placed for future commissions when either party eventually sells.
Affordable entry
🏘️
Getting buyers onto the ladder
A buyer is motivated and qualified but cannot afford sole ownership in their preferred area. A buyer's agent assembles a small syndicate β€” two or three buyers β€” who each purchase a TIC share in a property at a price point each can afford individually. Each buyer holds a separate legal title, arranges their own financing, and can sell their share independently in the future.
Buyer's agent earns a commission from each TIC purchaser in the syndicate β€” and future resale commissions as co-owners exit over time.
Perpetual pipeline
πŸ”
One property. Commissions for years.
A TIC property listed on tic.exchange stays listed permanently β€” not just until it sells, but indefinitely. Every time any co-owner decides to sell their share, that share becomes a new listing. The co-owner clicks the SELL button on the listing, which notifies the agent representing the property directly. The agent who knows the property and the co-owners is naturally first in line to obtain the vendor mandate.
Each co-owner SELL request goes directly to the listing agent β€” giving them first opportunity to obtain the vendor mandate and list the resale.

What TIC listings mean for your business

Tenancy in Common is not a new concept β€” it has been enshrined in property law since medieval times. What's new is a dedicated exchange that makes TIC shares as easy to trade as shares in a company.

🏠
A new category of listing
TIC share listings are a genuinely new inventory type β€” properties that stay listed permanently, with ongoing resale activity that generates commission opportunities long after the original sale.
πŸ”
Part of the affordable housing solution
TIC is one of the most practical tools available for creating affordable ownership pathways in high-cost cities. Agents who list TIC shares are contributing to a genuine solution to the housing affordability crisis β€” and can say so.
🏘️
Reach more buyers
With US home prices at record levels, a growing pool of buyers simply can't afford sole ownership. TIC opens your listings to that entire segment β€” motivated buyers currently locked out of the market.
πŸ’Ό
Property management retention
For income-producing TIC properties, the listing agent is well-positioned to retain ongoing property management β€” turning one sale into a long-term management relationship with multiple co-owners.
πŸ“Š
1031 exchange opportunities
TIC structures are IRS-approved vehicles for Section 1031 tax-deferred exchanges. Listing on tic.exchange exposes your properties to a large pool of 1031 investors actively seeking qualifying TIC interests.
πŸ†
First mover advantage
TIC shared ownership is an emerging market in the US. Agents who establish themselves early as TIC specialists will have a significant competitive advantage as the concept gains mainstream awareness.

A TIC share is just like a whole property

Most agents already know everything they need to transact a TIC share. A TIC interest is a separately held legal title β€” it can be bought, sold, willed, and mortgaged independently, exactly like a whole property.

βš–οΈ
Separately held legal title
Each TIC co-owner holds a distinct, separately registered title interest in the property. Your share is yours alone β€” not shared with anyone else's creditors or estate.
πŸ”„
Can be sold independently
Any co-owner can sell their TIC share at any time without requiring the consent of other co-owners. No lock-in, no forced exit, no right of first refusal unless agreed in the TIC deed.
🏦
Can be mortgaged separately
A TIC share can be used as security for a loan independently of other co-owners. TIC-specific lenders provide financing against individual shares β€” see our TIC Loans page for details.
πŸ“œ
Can be willed (bequeathed)
A TIC share passes through the owner's estate like any other property asset. It can be bequeathed to heirs independently of what other co-owners do with their shares.
πŸ“
Any percentage share
There is no minimum share size prescribed by law. Co-owners can hold 10%, 25%, 50% or any other combination that adds to 100%. This opens properties to buyers at multiple price points.
🀝
Governed by a TIC deed
Co-owners enter into a TIC deed (co-ownership agreement) that sets out the rights and obligations of each party. tic.exchange provides a standard TIC deed template for agents to use.

Common agent questions

Can't find what you're looking for? Contact us and we'll get back to you within 1–2 business days.

Do I need special qualifications to list a TIC share?
No special qualifications are required beyond your existing real estate licence. A TIC share is a separately held legal title interest in real property β€” transacting it is no different to transacting a whole property. You handle all negotiations and transactions through your normal agency process.
Who pays the listing fee β€” the agent or the vendor?
With an agent subscription ($198/year), the agent pays the subscription fee and their vendor clients are listed at no cost to them. This gives agents a compelling value-add when pitching for vendor business β€” free listing on a dedicated TIC exchange platform.
Does tic.exchange handle the transaction?
No. tic.exchange is a listing and discovery platform only. We are not a licensed real estate broker or agent. All bid offers are forwarded directly to the listing agent, and all transactions are conducted by the licensed agent through their normal process. No transaction occurs on this platform.
Who handles the resale when a co-owner wants to sell their share?
When a co-owner lists their share for resale on tic.exchange, they choose their own agent for that transaction β€” just as they would for any property sale. The agent who handled the original sale, knows the property, and has an ongoing relationship with the co-owners is naturally well placed to be chosen. There is no exclusivity β€” the co-owner decides.
Who handles the resale when a co-owner wants to sell their share?
When a co-owner wishes to sell their TIC share, they click the SELL button on the property listing on tic.exchange. That notification goes directly to the agent representing the property, giving them first opportunity to contact the co-owner, obtain a vendor mandate, and list the TIC share as a new resale. A copy of the notification also goes to admin@tic.exchange as a safety net. There is no exclusivity β€” the co-owner ultimately chooses their agent β€” but the listing agent is always first contact.
Can a TIC share be used as security for a loan?
Yes. A TIC share can be mortgaged independently of other co-owners. TIC-specific lenders provide financing against individual TIC interests. See our TIC Loans page for more information on lenders who specialise in TIC financing.
What happens when a co-owner wants to sell their share?
Any TIC co-owner can sell their share at any time without requiring the consent of other co-owners β€” unless a right of first refusal is included in the TIC deed. When a co-owner lists their share for resale on tic.exchange, bid offers are forwarded to them or their agent, and the transaction proceeds normally.
Is a TIC share eligible for a Section 1031 exchange?
Yes β€” TIC structures are IRS-approved vehicles for Section 1031 tax-deferred exchanges under Revenue Procedure 2002-22. Vendors who intend to seek replacement property under a 1031 exchange can declare this intent on their listing. Always recommend clients consult their own tax advisor regarding 1031 eligibility.
Can a TIC share be willed to heirs?
Yes. A TIC share passes through the owner's estate like any other real property asset. It can be bequeathed to heirs independently of what other co-owners do with their shares. This is one of the key differences between TIC and joint tenancy, where the right of survivorship applies.
